Not that i have a rig atm  but yes, it's a good idea and as long as you have/had a handle on insurance, council and neighbours it should work well. Terrain needs to be nice and steep, with as many creek runs [minus the water] as possible. A few play areas with ruts, rock piles and hill climbs. Mostly natural tracks in steep rocky terrain, where nature is allowed to take it's course and warp the tracks
I'm sure you could rustle up a group from here to help with a bit of track design.

Would depend on cost to start with...

You would have to cater for everyone, from Learners right up to Guts.

Would also need to provide facilities like canteen, dunnys etc to bring the family types in thats if you want it to be a success.. You will need masses of people.

Having neighbours more than 1klm away would be a good start too.. thats usually a big killer of people having fun.

hell yes.... if i had the money to set something up, i'd be seriously lookin into it i reckon. ya could make a killing by catering to all the sydney softroaders that wanna go play and get muddy... and if ya had a good property ya could set up some hardcore runs and have some comps goin on, would be awesome!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Is there any reson why they are so much more successful in QLD? Do they have a better insurance situation or something?

I'd love it. And give us less than 5 years its going to be the only place left to wheel within 1.5 hours of sydney too.

*while the entire purpose of this post was to have a dig at the QLD'ers, it would be good to see somehting happen around sydney somewhere..

 Nice!

On the subject though, someone asked earlier why are the QLD parks so successful.

Unfortunatly i don't own a park, but from what i can see there are a couple of reasons!

1. Epa, the parks up here and around here are very concious ofthis and make sure everything is spot on!

2. Competition, Brisbane has 3 awesome parks and now 3 smaller Parks all close by. If one lets its standard slip it will suffer. So they pretty well do a lot to make sure you enjoy it and want to come back!

3. Competitions - Makes big $$$ because it draws a lot of people threw the gates. LCMP would be the most active and i think out of ASCC, XRCC, XWC, Expo, MUD Bulls, Tag-a-longs, and a few other comps would have at least two events each month! Take Rover Park for example, pretty well unknown, until a few events are held there, now it would be in the top three parks in Qld for tracks and terrain (number one for hospitality)

4. The newer smaller parks gets supported just as much as the bigger parks. Just because there may not be anything hardcore there, its still good to get there and relax, camp, swim, fish etc etc and do all those other things you don't do at the more extreme parks!

5. This is not intended to offend anyone, its just my observation. From talking to a few people in and around sydney, it seems that the people in Brisbane just wheel a lot more than the folks in Sydney (as a whole). I think the simple reason for this is due to the fact that if you live in sydney it can take 2-3 hours just to get somewhere decent to wheel. Here you can drive 10 mins and have a really good time, or drive 2 hours to a fully set-up 4wd park. Not saying that we wheel more, so we are better. I am just saying that if you have the ability to go wheeling within a 30 min drive its a lot easier than going 3 hours! Like HypoLux asked, is it 1.5 hours north, south, west. As i would imagine that if it was say 1.5 hours south then it would take someone on the North side maybe 2-4 hours to get there and Vice Versa. Here in Brisbane, guys that live on the north side can get to LCMP in under 1 hour, and those of use that live on the southside may take 2.5 hours!

Hope that all makes sense! And like i said these are just my thoughts!

So, no matter where this park is OR how EXTREME the tracks are (to start with), no matter how many toilets they have there, just support it!!! Once as its up and going people will make and find the Extreme tracks and the owners will support you by setting up showers and toilets etc etc!

Best of luck if you do go ahead with some sort of venture!

I think some of the reason for the success of queensland/far northern NSW parks is to do with the initial capital price of the land; you don't need to make as much money from your land if it doesn't cost much in the first place to make it economically viable. Any land within 1.5 hours of Sydney is (a) urbanised (b) national park (c) unreleased crown land (d) really expensive working farm.

You would need to go further out in most directions to find land hilly + flat enough, big enough and cheap enough to make a go of it, but unfortunately being further out means people won't come if it's too far, and it cost even more to develop. It could well be that people have run the numbers and it's just not economically viable to make a "Sydney" based 4WD park. There was (possibly still is?) Madmans at Hill End, but it was pretty ordinary driving. Maybe something between Lithgow and Mudgee, plenty of granite etc and good camping. Maybe somewhere near where Howes Valley was? but that was on the very outside of 1.5 hours from Sydney.

I'd be keen even if it was within 2 - 2.5 hours of town, in any direction, but it would have to be family friendly (or at least have a dedicated hooligan all night drinking party camp area far away from the 'family' area), have plenty of rocks, and other things to do, eg swimming, fishing/boating, and showers (Levuka style) would be a cool bonus. It would also have to be big enough to have 'trek' type drives where you drive out for an overnight camp at a particular waterhole or something like that. I'm thinking 5000 acre minimum.

you would need a fence, locked gate and lots of trees for samuel to drive thru/over/destroy, possibly an old man as a neighbour that he could threaten and drive thru his front yard as well

I think your hardest task is finding land... LCMP is a perfect example of a quality park. Sits on 750 acres and can handle the 1000 + cars on a big weekend. But the toilets cant cope!

If a parks too small it will either get boring or cluttered.

Oh, and insurance and council approval would be the killers. I dont think too many locals will appreciate the noise. Council are persuaded provided you donate enough money to the local community, but that could take years.

So you will need money for:

Land
Dozer
Ammentities
Insurance
Council approval

Maybe $1M could be a good start. Even harder if you are borrowing the mula.
