Workshops for rent ?

Bit of a strange question but does anyone know of a place in Sydney that rents out workshop space for those who do their own projects but live in apartments etc and have no room at home

not looking for a fully fitted workshop rather just a secure lockable space that you rent for a month or so while doing engine swaps etc ??

Does this even exist ?

If not maybe some rich investor has just be given a new business idea

I am sure there are people out there with more workshop space than they need, put an add in ya local paper or go see people in factory units. Jerramy is using green fouby's space as he has a factory unit but does IT so there is room

or just rent a small factory/industrial unit? I have no idea what the rental would be owrth but surely a little one (50 - 100 sq m?) would have to be pretty cheap. Get a few blokes to club together maybe?

I am even considering getting a shop to do the bolt up part and then I will trailer it home to do all the fiddely electrical and plumbing stuff the stuff that takes up hrs fof labour but doent require a big workshop space

not sure how much this would be considering I will be able to use all factory engine mounts bell housing etc

Exactly what i'm planning. I'll pull the engine out, but get a shop to mount the 1UZ. then tow it home and finish it off there.....

Find someone with a double garage. There may be someone that wouldnt mind parking there car outside for a negotiable weekly fee

There are heaps of Properties around the South Side of Brisbane that fit your requirements. And the rent is more than Half of what you will pay down there.



And im sure you would prefer to live in Brisbane than Shitney

just had a look around on the net, there are some decent sized factory units round seven hills etc that go for around $200 - $350 a week, if you got a few ppl interested, could setup a bit of a small workshop for ppl, do work on thier shit, there was one with a 90sq factory area and what looked like a big yard all fenced off , could be good, ppl can leave rigs outside etc and bring em in when work needs to be done

Hard part about that is they generally want a minimum of $2500 bond upfront.

the plan has potential, but speak to a solicitor about insurance and any other liabilities. It even has the potential to pay for itself as a small business, if you sub-let the space by the square metre (or car-size bay, whatever), by the hour (half-day, day week, month etc). Vending machines, tool hire, on-call professional assistance, shuttle service - plenty of potential.

however there is no law against a 'customer reception and waiting area', with a coffee machine, a couple of comfy couches (which may or may not be sofa beds), a tv, a stereo etc, and a 'lunch room' with a stove, microwave, fridge etc.

not that I'm advocating living in a factory unit an any way, shape or form, I reckon it would be fairly easy to get away with as long as you didn't piss off the neighbours or the owner. The downside of it in this situation would be the guy who wants to come in at midnight and work on his junk from midnight to 6am after doing an afternoon shift;

When I am in Sydney and need some workshop space short term, I go to a film workshop in Canal street Leichhardt, it is a huge complex with many tenants (mostly film industry people) security is tight and the neighbours are mostly honest hard working people (you will have lots of company at 2 am), rents can be negotiated by the day or by the year if you want.
It may prove to be a bit exxy unless you pool with someone else.

However - aren't there areas with mixed zoning? There is a mechanic's workshop up the road from me that has a residence attached.

There is two here on forge street in blacktown and sometimes when I work late I am ammazed at how many people are parked out the front of them by 7 or 8pm in the evening you can drive past 10 - 15 cars out the fron of the one near the servo and the oher one (must be smaller will have as many as 10

I know, it's usually commercial plus residential rather than industrial plus residential. Every time I walk past that mechanic's workshop I get envious; what a cool setup.

It's one of those old-school mechanic's workshops in an old suburb too, so it looks really good.

Anyway, probably veering a bit away from "tech" there!
