Brisbanes closest parks
Just finished browsing the proposed 4x4 park at Burpengary and assume it was a no go, but am interested in finding info about all the parks in and around Brissy in a 100 km radius. Not a wheelin freak because of lack of time not interest but does anyone know of some good (cheap) areas to look for a possible park. (Wamuran, Mt Mee, Dayboro or possible lease areas near the quarries at Narangba come to mind) I came very close to buying a couple of hundred acres that had steep hills, a natural water course and some flat ground in Wamuran before real estate prices became ridiculous. Just thoughts, but if another couple were like minded dreamers who knows what can happen. If you enjoy what you do it ain't work is it!!
I thought about buying a Hummer
But I figured I just buy a big gold chain

I have been involved in a couple of potential parks with in 15minutes of Beaudesert. evereyone seem keen at first untill they relise they have to outlay $$ and sort out stuff with local council and neighbours.
Amenities is a big problem with the lowest standard for amenities being caravan park standard, so this is a big $ outlay for a slow $ return
Neighbours, What city folk have to relise is that these neighbours dont want more traffic.
My family own property that backs on to bigboys we have had a lot of problems with people accessing the property after dark leaving gates open and shooting stock it only takes a couple of bad eggs. This was happening prior to bigboys being open. The bottom line is that most country folk are happiest when they dont see anyone
However all we can do at the moment is hope that someone pulls through as the places we access are rapidly being built out

I know that 1000 plus acres properties are a no go through shear cost unless its a generational family property which in any case would be unlikely to be converted. The burpengary proposal I think was unfeasible for flat ground but I would like to own 500 acres there as in 5-10 yrs (maybe sooner) that will be a multi million dollar area as a canal developement zone.
The property at Wamuran I looked at was for a 4x4 park. Close to 200acres, with good flat spectator areas, and three road access, only 15-20 mins from centre of Caboolture, Servo 5mins away and although not big enough to for high vehicle numbers but enough variation in the terrain to provide challenges. The property I thought would be very suitable to hold club and sponsor/spectator events initially, with a quarry very near to provide some BIG FARGIN ROCKS and eventually start to instal accomodation and facilities for week-end playin.
The reason I still mention this property is that although its been bought nothing has been done on it and its hard ground for crops or cattle with only bananas being grown on it and the adjoining properties are very similar (total area if eventually other properties bought out could be 1000acres) The price would restrictive in this current market but real estate is at the beginning of the ebb cycle now.
Because of the cost it has to be thought of in commercial terms but if people have a passion for this sport then a lot of fun could be had on the way. Supply and demand is the bottom line and with the closure and sub-division of so many areas demand is high getting higher.....I believe.
- Bribie Island now un-accessable
- Ulhmann Rd unknown (but in a corrosive salt pan area)
- Anzac Ave Rothwell as per Ulhmann Rd
- State forestries (Beerburrum,Mt Mee) as per Bribie Island (subject to Government and EPA dictates)
- Oakey flat Rd limited life span due to encroaching developement
- Mt Acher cut up in sub-division
Means you have to go out further (and who wants to break something in the middle of no-where and the fun factor goes from go to whoa awfully fargin quik) Am keen to hear from anybody with ideas and even the knockers too

its a good idea, but will be a long, drawn out battle to get one going.
the closest 4wd parks to brisbane would have to be LCMP and Black Duck (correct me if i'm wrong), and these are several hrs away. something up to 1hrs drive from brisbane would be perfect, but will also be very expensive (if possible at all).

At this stage its all a dream but aren't all realities hatched here. This is what I hope to get from this post. To meet anybody who would like to get involved in something like this who like this sport and the people you meet that enjoy it also. Who have a realistic outlook and know that work and commitment pay off (but like I said if you enjoy what you're doing it isn't work)
Also want as diverse a cross section of ideas as possible from people who know the area I'm talking about. Theres always someone who know someone who knows this bloke see and.......
But an area to develop and maintain for 4x4 use is the priority. A quantity of shit mountainous ground cheap is the basic requirement (views- forget it, rich volcanic soil- forget it, 80-90% of usable flat ground- forget it)
Even if its lease or private agreement initially to gain experience with organisational, logistical and bureaucratical necessaties of staging an event would be good to see if it is viable
I know Wamuran has these qualities, certain areas around narangba near the quarries (but development is a concern for long term plans), Mt Cotton is hard ground (but steep terrain? I would have to research topographical map or something)
For now thats the scope of this idea at this point anyway

I think that unless you are seriously considering this as a commercial venture then it is not worth pursuing as the work involved to establish and maintain a property for 4x4 access (if done through the proper channels) is quite daunting. I looked in to it for my club and once the authorities become involved it becomes a bit of a nightmare.
If it is a serious commitment to establish a profitable business enterprise then just do it.
