4wd park and camping getaway near Tamworth

Hi all I m thinking about buying 350acres near Tamworth, with a bush hut and little else on it. It has no agricultural potential and is virgin bushland.
It is pretty hilly country, has good access and has a lot of potential for 4wding.
Does anyone know about the possibilities of a bush getaway or 4wd adventure park and what the major hurdles are.

Any input or info would be appreciated,

insurance & council approval are probably the two biggest. Find out out about these way before buying as they can be major problems if not addressed before you start spending $$$.

insurance would kill you if you charge an entry fee

on the other hand, if say you setup a registered charity 'the bush preservation fund' etc your mates ( ;) ) can make donations when they come over

Will take you a couple years to get approval. The council dont take to well to a few thousand "big noisey trucks" suddenly making the roads a highway... You need to have the locals supporting you or else you will be pushing sh1t up hill....

Bags not thinking about the insurance...... would be many $$$.

Dont want to be negative but make sure it can be used for a park 1st.

unfotunately in the real world this won't work. Being a charity (and there are a lot of implications even going down that route) doesn't exempt you from public liability insurance and council approval. If you are serious about this get in touch with the owners of other 4wd parks and try and get some first hand info. It is a mammoth job to try and get a property like this up and running.

Or you could buy the place and just have a couple of mates over to play around. The minute you start getting probably more than 15 cars there at any one time you will start attracting attention and then it is your ass on the line
